With this competitive rental market we would like to insure tenants are prepared prior to viewing properties, as I understand your time is valuable. Below you will find the steps to create a simplistic rental experience:

  1. Complete the attached disclosures and standard TREC application. No need to fill in the property information or your social security number

  2. Two months of pay stubs (if you are self-employed please send your most recent year tax return)

  3. Copy of Reward Letter for child support or Child Support Statement

  4. Clear copy of driver’s license. A copy of your social security card may be required at a later time.

If there is anyone besides yourself that will be living in the rental home and over the age of 18, they will need to complete an application as well. I have attached a blank rental application for them to fill out. They would also need to send the documents stated above. Please keep in mind that most landlords will require your income to be at least 3 times the rental amount. The standard application fee is a min of $50 and the deposit is typically the same as the first month's rent.

KEEP IN MIND: The landlords will look at the tenant’s credit report, background, employment including income, and previous rental history with an application to ensure that the monthly lease payment is affordable. They will only check the person’s credit which should only take about a few days and verify with all the references stated on the form.

Once approved, the landlord will issue a lease agreement and upon the acceptance and all the required deposits being paid, access to the property shall be given and keys will be distributed. The will be due within 24-48 of them approving your application. Please be prepared to get certified funds for your deposit and 1st month rent payment.

THINGS THAT COULD DISQUALIFY YOU:

  1. Multiple evictions and/or broken leases

  2. Recent evictions and/or broken leases

  3. Income is less than 3 times the rent

  4. Not having your deposit on hand

  5. Move-in date schedule more than 2 weeks from application submission

  6. Incomplete applications

  7. Large amounts of collections

  8. Outstanding balance with any prior landlords or apartment complex

THINGS TO VERIFY

  1. Do you have pets? Will the landlord accept

  2. Does the landlord require insurance?

My assistant will send a separate email from Dotloop that included Information About Brokerage Services along with the Representation Agreement which states my duties and responsibilities as a Realtor to all my clients and also other disclosure for the home buying process.
